Buying a property shouldn’t start with a guess
Listing sites are search engines. They were built to help you find a house — the asking price, the photos, an automated value estimate. None of that answers the only question that decides whether you make or lose money: what will this actually cost me, and what is it worth when the work is done?
Why ARVIQ exists
Answering that question properly is genuinely hard work. You pull comparable sales and adjust them. You walk the photos looking for the roof, the panel, the age of the mechanicals. You price the rehab line by line. You run the flip math, then the rental math, then work backwards to the highest price you could pay and still hit your number.
Done well, that is a couple of hours per property — and most properties are a “no.” So investors face a bad trade: analyze carefully and look at very few deals, or move fast and buy on instinct. Neither is good. The best opportunities go to whoever can evaluate the most properties accurately, and that has always been a function of time you don’t have.
ARVIQ compresses that work into about thirty seconds. Paste an address and it pulls live market data, reads the listing photos to judge condition, prices every repair, estimates the after-repair value, models both the flip and the rental, and tells you the maximum you should offer. Then it hands you an offer package — what to open at, where to walk, and which documented defects to negotiate with.
It is not magic and it is not a replacement for your own diligence. It is a way to say “no” to twenty properties in an afternoon so you can spend your real time on the two that deserve it.

It would be easy to make every property look like a winner — happier reports get shared more. ARVIQ does the opposite: if a deal is thin, it says so, and tells you the price where the math would actually work. A tool that only ever agrees with you is worth nothing.
Your money, not a generic investor’s
A deal that works for a cash buyer fails for someone financing at 25% down. Set your buy box once — your target return, your available cash, your financing, what your own crew charges — and every analysis is scored against your rules instead of an average.
Show the work
Every repair line has a reason attached. The ARV shows its confidence level and which comparables it leaned on. You can override any number — the purchase price, any repair cost — and watch the whole deal recalculate. If you can’t interrogate a number, you shouldn’t trust it.
